Access at The Gables
Introduction
We aim to cater for the needs of all visitors in our home
based on a eight bedroom bed and breakfast. The following
statement is a summary of our provision. If you have any
specific questions please feel free to call us and we will
endeavour to help.
Pre-Arrival
There is a bus stop in town 500 yards from our guest
house positioned behind the Princess Theatre. This has a
frequent bus service to kings Lynn or there is a coast
hopper service than runs along the coast roads.
The main train stationis 30 minutes away by car in Kings
Lynn.
There is a local taxi service if required, we can make a
booking for you.

Arrival & Car Parkinq Facilities
On arrival to the property there is on street parking
directly outside with no parking restrictions. There is
generally ample room for all cars.
The surface is level, flat and paved to the front entrance.
We can assist guests with luggage.
The town centre is approx a 250 yard walk from the bed
and breakfast.
Main Entrance & Reception
The front door has two steps 12cm high.
The front door is always locked but we do have a bell
next to the front door at a hight of 130cm.
The door is 11 0cm wide and gives access to outer lobby
120cmx120cm which has lamenate floor.
On entry into our home there is a hallway 1.2 by 5 metres
with short pile carpet.
There are no ground floor bathrooms.
Public Areas - General (Internal)
Our corridors to the breakfast and guest lounge are 11 5
cm wide.
Corridors are well lit.
The flooring on all corridors on the ground floor are all
short pile carpet.
The covering on stairs and upstairs corridors is short pile
carpet.
The breakfast room and guest lounge are on the ground
floor.
There are 19 stairs to a landing followed by a further 17
stairs to the second floor.
The stairs are 15cm high, 25cm deep, 85cm wide.
Public Areas - WC
Bedrooms are en suite and a public wc is available on
the second floor landing.
Restaurant 1 Dining Room, Bar & Lounges, Take Away & Cafe
Breakfast is served in the breakfast room on the ground
floor. There are no steps.
Furniture is flexible and can be moved on request.
Tables have underspace of 62cm high by 62cm wide and
a height of 75cm.
We play background music in the dining room at
breakfast time only.

Bedrooms
There are 8 bedrooms, three on the first floor and three
on the second floor.
There are 19 steps to the first floor followed by a further
17 stairs to the second floor bedrooms.
The stairs are 15cm high, 25cm deep, 85cm wide.
Door widths to bedrooms are 75cm wide.
We have bedrooms that can either be a double bedded
or twin bedded room.
Furniture is moveable on request.
Television with remote control with either a dvd player or
video player are in all rooms.
There is an en suite bath or shower in each bedroom with
altro floor.
Fitted short pile carpet on the floor in all bedrooms.
Each bedroom has seating.
Bathroom. Shower-room & WC [Ensuite or Shared]
Door widths are 70cm and are outward opening.
Free floor space clear of door is 80cm by 80cm.
The shower cubicles have a stepledge of 15cm high.
Bath edges are 47cm high and baths have shower
attachments.
Wash hand basins are flat fronted with clear underspace
and are 86cm high.

Grounds and Gardens
We have an enclosed garden with flowerbeds, paved
pathways, benches and circular seating.
Across the road from the bed and breakfast there is
boston sensory park, which then leads to the cliff top
gardens which also provide crazy golf and childrens play
area. This then gives access via a disabled ramp to the
promenade and beach.
Additional Information
Mobile phone reception depends upon network,
vodafone is excellent.
We have a full fire detection and alarm system installed
and evacuation is via the front door. Details are also
available in each room.
If you require more assistance in evacuation please notify
us on arrival.
We are a no smoking building but allow smoking in the
garden.
We supply a small fridge in all the bedrooms which can
be used for medication or small items of food.We have a
large fridge in the entrance hall which is available on
request and can be locked.

and is generally occupied 24 hrs a day.
